The renting process briefly:

  • Register your details or directly request a viewing on the property
  •  notify us of your interest 
  • Confirm the rent and tenancy terms,
  •  work refrence checks are done, copys of wageslips and refrences from work
  • Tenant admin fees are paid to start checks, this is a non-refundable service
  • Reference checks and forms verified, credit checks if requested by landlord
  • Reference forms checked, referencing or credit check {optional by landlord}
  • Move in date agreed
  • Deposit taken {bonds} and 1 months rent in advance, the tenancy agreement is signed {if you are on  housing benefit or any other benefits, your 1st months rent will still apply}
  • Copies of safety certificates are issued
  • Keys handed over / move in
  • Depending on the level of service we offer to the landlords this could be a tenant find means that your landlord will be responsible for management of the property, and will not be the responsible of  move2home, under the home office we follow the right to rent of the code of practice, but can refuse your application if certain documents or information we require are not produced and your application will be void , and fails to meet our own company policy.

Our Fees:

  • Admin fees are not applicable as thay were cancelled in june 2019
  • Second tenant to be added / referenced is £50 including vat
  • Pet deposit is £100 per pet for cats and dogs, inclusive of vat {if requested by landlord}
  • Copy of lost tenancy agreements £30 including vat
  • Verbal or written references £30 including vat
  • Service of a section 8 notice on a tenant £100 including vat
  • Service of a section 21 notice on a tenant is £120 including vat
  • Late rent charges and payments £40 including vat over 7 days
  • Tenancy renewal £50 including vat { depending on circumstances} 
  • refrences and credit checks may apply this can be a cost to the tenant , costs range from £20 to £60 

We require the following id for each tenant:

  • Passports / UK driving licence / birth certificate
  • x2 utility bills from last 3 months
  • Proof of coucil tax or benefit letters from current address
  • Proof of benefit letters or awards
  • Personal references
  •  wage slips, work refrences, copys of your ni number, 

We require the following for a guarantor:

  • Passport / driving licence
  • Copy of mortgage / proof of home ownership
  • Filled in guarantor agreement or document
  • Utility bill {dated in the last 2 months}
  • Bank statement

All terms and conditions are available, and all costs will be shown to all new tenants and will be given a copy if required, all tenants are responsible for all bills {electric / gas / council tax / tv licence / water rates / etc...}

If you wish to decorate the property you must gain the landlord's authority, as this could affect your tenancy, please note this... payments can be made by dd / bank transfer / over the phone /

We like to make you feel at home in your new rented property, and we are happy to help you, we check on all of our managed property every 4 months, with this we will write to you 1 week before we visit, {if requested by the landlord} failure to this could be in breach of your tenancy agreement, if you have any problems with your rent you must notify us immediately.
